Arriving at an accurate estimate of value for your property is one of our main jobs. We will analyse and compare your property to other similar properties in your area that have sold, are for sale now and failed to sell (usually due to overpricing or factors that buyers do not like).  We will prepare and present this comprehensive analysis together with our price recommendation.  We will also prepare for you a customized marketing plan that will set out for you the steps that we will undertake to ensure that your property is presented to the buying public through the best venues possible. This will include display on as many web sites as possible, both public and realtor related sites,  virtual tours, print advertising in magazines and newspapers, trade shows, active promotion within all local Century 21 offices and other local brokerages and so on.  Realtors sell all kinds of properties, we are good at it and using the network of realtors connected with MLS often will generate a sale.

We provide constant feed back to you on showings to ensure you are aware of any issues or comments from buyers. We also provide you with a detailed written report every 30 days to show you what we are doing on your listing. This will include comments on all inquiries received, showings made, number of hits received on the various web sites, copies of advertisements made and so on.

Once an offer is received, you can count on us to review all aspects of an offer with you and help you negotiate the offer to acceptance. Upon acceptance, there may be many conditions that will have to be met by both the buyer and the seller and we will assist in the completion of or fulfillment of these conditions.  Once the conditions are cleared and the offer is firm, we will forward the necessary documentation to your lawyer in order that they might get started on the work that they need to do.  We will oversee the whole process to completion, keeping you informed all of the way.
